Unfortunately, The Ferns cannot accommodate children as of the moment. We have curated a space tailored for rest and renewal, and we have restored many vintage features of The 1910 House. There is an age minimum of 25 years to rent the property and 16 years of age, or older, to stay on the property.

Unfortunately, pets are not allowed to stay on the property. This is to help keep guests who may have potential allergies to pet dander safe.

Casual clothes, swimwear, walking shoes, and anything you’d bring for a relaxing country escape. Linens and toiletries are provided.

The Ferns is comprised of several buildings, including The 1910 House, The Clubhouse, and The Parlor. Guests can rent different configurations of these spaces for overnight accommodations. All guests have access to the outside amenities and spaces, including the pool, hot tub, and The Pavilion kitchen, bar, and seating.

There is a smart TV in The Pavilion, which provides audio and video entertainment. Guests can connect to their favorite streaming services. A Bluetooth soundbar is also available, so guests can connect using their mobile devices. There is another smart TV in The Clubhouse, which is enabled like the TV in The Pavilion. However, we would love for our guests to spend more time reconnecting with themselves, their families, and nature.

Of course! The Pavilion is a fully functioning kitchen with a grill, burners, a fridge, a dishwasher, and a huge farmhouse sink. It's the perfect space for grilling, outdoor entertainment, and al fresco dining.

The clubhouse is a spacious, open-concept suite. The floor plan provides a cozy seating area, a luscious queen bed, a coffee and tea station, and a huge bathroom with a rainfall shower.

There is a Bluetooth soundbar in The 1910 House, which is perfect for ambient background music or rockin' out. It's your groove, so get down! There is also a Bluetooth soundbar in The Pavilion, which can connect to a mobile device or the smart TV its connected to.

If there is a technical issue with the Wi-Fi, we will do our best to coordinate with tech support to maintain up-time. However, we cannot guarantee Wi-Fi service during your stay, especially when there is active or recent weather or other factors that have disrupted the service. We notify guests of changes to property features as soon as we are aware of them.

The Ferns features a refreshing outdoor pool, which is not heated but stays at a comfortable temperature most of the year thanks to Texas sunshine.

Only registered guests can access The Ferns property and its amenities, including the pool, hot tub, porches, The Pavilion, and other exterior spaces.

Yes, there is a Jacuzzi hot tub near The Pavilion, and separate from the pool. The hot tub is a complimentary amenity. If there is a technical issue with the hot tub, we will do our best to coordinate with a technician to maintain up-time. However, we cannot guarantee the hot tub will be available during your stay, especially when there is active or recent weather or other factors that have disrupted the service.

The hot tub is professionally cleaned, weekly, and undergoes maintenance several times a year to ensure it is operating well. We do take the hot tub offline in the scorching-dead-heat of summer; the pool will usually be as hot as the hot tub during this time.

The Ferns is less than 90 minutes from Houston's IAH airport and the Austin airport. It is relatively easy to travel between either of these airports, and both will offer a scenic drive into Bellville.
