More About The Ferns Property
The Ferns is comprised of several buildings, including The Guesthouse, The Pavilion, and the Pool. Guests can rent different configurations of these spaces for overnight accommodations and social gatherings.
All overnight guests have access to the outside amenities and spaces, including the pool, hot tub, and The Pavilions summer kitchen, bar, and seating.
Frequently asked questions
There is a smart TV in the Pavilion, which provides audio and video entertainment. Guests can connect to their favorite streaming services. A Bluetooth soundbar is also available, so guests can connect using their mobile devices.
There is also a 70” Smart TV in the Guesthouse, enabled with streaming capabilities. However, most guests find that they spend more time reconnecting with themselves, their partners, and nature — often forgetting what’s on the screen.
Of course! The Pavilion is a fully functioning summer kitchen with a huge gas grill, two gas burners, a full-sized fridge, a dishwasher, and a large farmhouse sink.
There are eight bar stools around the expansive bar. There are also two small tables for dining, with seating for up to four people… or up to six if you sit snuggled up!
The Pavilion at The Ferns is the perfect space for grilling, outdoor entertainment, and al fresco dining.
The Guesthouse is a spacious, open-concept suite. The floor plan provides a cozy seating area, a luscious, four-post queen bed, a kitchenette, and a huge bathroom with a refined rainfall shower.
Guests will also find USB ports in the wall outlets for device charging.
The Guesthouse has clean and simple furniture for hanging clothes, storing luggage, and working remotely. The living area includes a designer couch with two large arm chairs.
If there is a technical issue with the WiFi, we will do our best to coordinate with tech support to restore service.
However, we cannot guarantee WiFi service during your stay, especially when there is active or recent weather or other factors that have disrupted service. We notify guests of changes to property features as soon as we are aware of them.
Yes, you are very much welcome to enjoy the gardens and shaded walking paths around the grounds.
There are also two parks within a few minutes’ walk from The Ferns. Guests can enjoy a shaded stroll on a rolling path, or an open-air stroll around the pickleball courts. Parks are lit and include picnic tables, open lawns, and bathroom facilities.
The Ferns features a refreshing and sparkling outdoor pool, which is not heated but stays at a comfortable temperature much of the year thanks to Texas sunshine.
Guests use the pool at The Ferns year-round. In the summer, it’s a refreshing relief from the heat. In the winter, it’s an enlivening and crisp experience.
Yes, there is a Jacuzzi hot tub near the Pavilion, separate from the pool.
The hot tub is a complimentary amenity. During the scorching heat of summer, we typically take it offline to conserve electricity (the pool often feels like a hot tub during this season).
Guests who want to use the hot tub during summer can request for the heater to be turned on ahead of their stay. The rest of the year, it is generally available and maintained.

One of the darlings of bluebonnet country, Bellville is positioned on the Texas Low Prairie and is less than 15 minutes north of Sealy and less than 20 minutes southeast of Brenham.
Its gentle hills and scenic byways make Bellville a destination for recreationalists who enjoy cycling and MS150 training, long-distance running, yoga, and other outdoor activities. The open country roads around Bellville are also enjoyed by motorcyclists.
There is a ton going on around Bellville, which is considered the heart of what is lovingly referred to as “The Ville.”

Frequently asked questions
We do not include breakfast in the standard reservation. Guests typically either enjoy a relaxed morning with coffee or tea in the Guesthouse, or spend time in the Pavilion’s summer kitchen. There are local cafés and bakeries that guests love to visit – you can see a list of local eateries on this interactive map.
There is a kitchenette located in the Guesthouse that features a coffee maker, Nespresso machine, electric kettle, sink, microwave, mini fridge, silverware, glassware, and dishes.
There is also a full kitchen available for use in the summer kitchen in the Pavilion, just off the pool, in the back gardens, with a grill and stovetop.
Pack whatever helps you connect to nature. A safe bet is casual clothes, swimwear, walking shoes, and anything you’d bring for a relaxing country escape.
Premium cotton linens are provided for the pool, bed, and bathrooms. Plant-based hair, body, and face toiletries are also provided at The Ferns to make your stay that much smoother.
